Behind The Scenes On One Of Our Projects

Project - Laguna Beach Getaway

This is the transformation of an amazing condo right across from the beautiful Pacific Ocean. How we took it from 1960's original and 1980's dated to a fabulous retreat for the family to come and enjoy social breezes and sunshine.

Hey PeepsAs part of our process, I consider a number of other important factors that will ultimately help shape the concept and the results. It is really important to me that the clients feel that we have thought of all the details and that we want amazing results as much as they do. (Not just new, pretty and freshly painted). I want the spaces I design to invoke the client’s feelings and for the space to be a representation of their soul. Sounds a bit Whooo! But that is what drives me. There is a direct correlation between our surroundings and how we feel.BEHIND THE SCENES ON ONE OF OUR PROJECTS - LAGUNA BEACH GETAWAYWe consider how the space will be used? By how many? How often? Who cooks? What is the purpose of the space and the feeling the family wants to have when they are in the completed space?

This project was for a young family with 3 kids ages 11, 9 and a toddler. The space would be used for leisure time and to disconnect a bit from everyday routine, electronics and soak up all the goodness there is by the Ocean.

ABOUT THE PROJECT

Among other details, the main goal was to open the outdated kitchen to the view. There is an amazing 180 degrees Ocean view and being on the 2nd floor only made it more sinful to have the kitchen closed to the great room and the Pacific.

The condo needed general updating and the master bath had an awkward layout. The guest bathroom had a 1960's 28”x28” cave-like shower, not inviting at all.

Dark butterscotch-colored walls, some in the main area were purple and in the master to enhance the pink tile the walls were red. Brown carpet, although good quality way too dark, who knows how long it had been there.

HERE IS WHAT WE DID

We replaced all surfaces, updated the 2 bathrooms, gave the master bathroom an amazing walk in shower for two. All the trim was replaced and among other things open the kitchen to the view.

Remember the purple wall and the other little wall that did not allow the view from the kitchen to anywhere else in the condo?

LOOK AT THIS KITCHEN NOW, WE RELOCATED THE REFRIGERATOR, SWITCHED TO A RANGE WITH INTEGRAL OVEN

The counter is extended and below this counter, we added tile to avoid spills on the carpet (Since it is a 2nd level condo carpet is mandatory in all living areas except bathrooms & kitchen).

Large format 12”x24” porcelain, semi-custom cabinets that are actually stained beechwood so although it appears on the photos they are painted they are actually stained and you can see a bit of the wood color. Those warm tones of the wood tie in with the porcelain that is a warm white with tiny gray and tan specks.

Counters are a white Quartz and the tile is a subway tile laid straight as the floors. Above the sink, we switched up the pattern and framed it out for added interest.BEHIND THE SCENES ON ONE OF OUR PROJECTS - LAGUNA BEACH GETAWAYThere is the view, the majestic Pacific Ocean. No loss of storage here and the cook doesn’t have to miss the excitement outside the kitchen nor the view.Note the detail on the back splash. Considering the very clean and minimalist aesthetics of the homeowners we used milk white subway and we switched the pattern just above the sink.BEHIND THE SCENES ON ONE OF OUR PROJECTS - LAGUNA BEACH GETAWAYAmazing wood fans and we found a wood detail light fixture. At the overhang, we added dark metal pendants with a bubble glass. The dark metal stands out and gives the space a break from additional stainless/gray colors. These pendants are absolutely beautiful.BEHIND THE SCENES ON ONE OF OUR PROJECTS - LAGUNA BEACH GETAWAY  BEHIND THE SCENES ON ONE OF OUR PROJECTS - LAGUNA BEACH GETAWAYWe opened the side too and this is what you can see from the entry and the dining. Inside the kitchen, the pendants do not take away from the view.BEHIND THE SCENES ON ONE OF OUR PROJECTS - LAGUNA BEACH GETAWAY

REMEMBER THE HALL INTO BEDROOMS?

Lighting, paint, new trim and neutral, high-end soft carpet. Existing built-ins, painted inside out and new hardware.BEHIND THE SCENES ON ONE OF OUR PROJECTS - LAGUNA BEACH GETAWAY

REMEMBER THE BIRDS EYE MAPLE FRONT DOOR? BLACK BUILT INS?

Had the door and built-ins sanded and we painted the door a warm gray as well as the rest of the doors in the house and built in the same color as the wall, also with new hardware. New hardware for the front door also.BEHIND THE SCENES ON ONE OF OUR PROJECTS - LAGUNA BEACH GETAWAY

Now with a tub, open ceiling, plenty of room to change after sandy days at the beach.

We had the painter spray the old bronze and gold mirrors with bright white high gloss paint. Results, nothing short of stunning for 2 mirrors $200 as opposed to maybe $400 to $500 a piece.
